Picking Up Your Keys

To help make the process as smooth as possible you will need to book an appointment to collect your keys in advance. Your keys will be available to collect from our Burley Road office from Sunday 1st July 2018 between 1pm and 3pm by appointment only. Your Property Manager will be in touch to book you in.

To avoid the inevitable queues, we recommend you collect keys on or after Monday 2nd July 2018. Please only book your appointment to come on the 1st  July if you absolutely have to.

Only one Tenant from each Tenancy should come and collect the keys for the property and that person must collect all keys at the same time. Remember, you must bring your passport or driving license as form of ID when you collect your keys.

We cannot move anyone into the property until all paperwork is on file, including Application Forms and  Guarantor Forms, and the first rent payment has been received in full.

Your Property

The previous Tenants will be vacating your property 24 hours before you are due to move in, after which the property will be thoroughly checked and professionally cleaned. Please note that we cannot release keys to you until the professional clean is complete – so this can mean there is a long wait if yours has not finished being cleaned by the time you arrive. All the more reason to wait to collect your keys if at all possible.

Paying your Rent

Your first rent payment must be with us at least 3 days before the move in date. So, if you are moving in on 1st July 2018, your initial rent payment is due on 28th June 2018. Your rent payment is due in line with your Tenancy Agreement, so if you have any queries regarding payments, please refer back to your Tenancy Agreement. Please be aware Let Leeds has a zero tolerance on rent arrears, late payment fees of £40 will be charged for any arrears.

Rent must be paid by Standing Order using the correct reference number as per your Tenancy Agreement. This is made up of your House Number, Street Name and Surname (e.g. 5 Roman Avenue John Smith would be: 5RASMITH)

Inventory

You will receive your Inventory within a week of moving into the property. This is a full list of everything in the property and the condition it is in and must be checked thoroughly. The inventory is ONLY record of the property at the start of the Tenancy so you do not get charged for damage when you vacate, it does not constitute the report of a repair. If there are repairs that need to be made then these must be reported using Fixflo online: https://hop-property.co.uk/report-a-repair/.

Initial Maintenance

Any maintenance that you would like to report to us at the start of your Tenancy will need to be reported on Fixflo, our online maintenance portal. Any requests MUST be logged on Fixflo, otherwise it will NOT be dealt with. Unfortunately, we cannot take maintenance requests verbally as we will have no record of the request.
