Case Study: Purpose-built Student Accommodation
HOP has been working closely with Burley Place Ltd (BPL), the developers of Union Student Living, to create a purpose built student development featuring 87 luxury studio apartments and incredible on-site facilities.
Our Block Management and Lettings teams have worked together to provide a seamless service to BPL, ensuring that the PBSA is properly specced, staffed, maintained and compliant as well as fully let out to students for the next academic year.
The accommodation, which was completed at the back end of 2020, offers a cut above in terms of student accommodation. Our input and guidance during the build stage helped get the building operation and bring the property to market – advising on the best ways to create, manage and market the ultimate student accommodation in Leeds.
We have considered everything from recruiting the best building staff, to run and manage the development on a day-to-day basis, down to the best fixtures and fittings to appeal to its target market.

Case Study: Neglected Apartment Block
HOP was brought on to turn things around at a development in East Leeds, after it had been neglected by its previous management company. Cleaning wasn’t to standard, fire and other testing wasn’t correctly followed and, overall, the service charge and the management fees were extremely high.
Our key focus was bringing everything into line in terms of compliance, health & safety checks and cleanliness, which had been neglected despite the leaseholders previously paying a hefty service charge.
We worked together to create a new service charge that would cover every aspect of the building management – with a focus on efficiency and eradicating overspending. Our team offered a hands-on and personal approach, so that any issues could be resolved quickly by HOP’s friendly, accessible team.
Ultimately, we were actually able to bring the service charge down, while increasing the overall quality of services that were being delivered.
