Housing in Horsforth
There’s pretty much every type and period of home within Leeds LS18. Much of Horsforth’s housing dates from its 19th century heyday, though it has expanded steadily since to deliver a good blend of property. What’s more, Horsforth’s spot on a hill means many of its properties enjoy broad airy views of the surrounding green spaces. As a rule of thumb, prices rise as you move north and the Cragg Hill district south of the Leeds Ring Road is a little pocket of affordability, as is the Troy district just south of Horsforth station.
Like many of its north Leeds neighbours, Horsforth is a popular settling place for families, and semi-detached two and three-bedders make up almost half of what’s available. However, the recent addition of a 65-acre Redrow development, completed in 2020, added a new lease of life to the area. Situated overlooking the River Aire and Leeds to Liverpool Canal, the development welcomed 500 families into the area with a mix of large detached properties as well as semi’s, terraces and flats.
Trinity and All Saints College attract 2,500 students and some live locally, although there’s no large-scale student ‘quarter’. That may change soon, however, as the college’s plans to double progress.

Property Prices in Horsforth
Property prices are sky high, which has only excelled during the pandemic and you can expect to pay £150k or more for a One-bed Victorian back-to-back. Better value are the ex-local authority three-bed semis at around £200k. If your budget stretches to £250,000, a 1960s mid-terrace town house with three bedrooms could be yours, or if you can spend £300,000 plus, you could snap up a 1950s three-bed semi with drive and garage, situated in a cul-de-sac.
Further up the ladder, £450 to £500k buys a four-bed 1930s house with sizeable garden set back from the main Rawdon Road. A whisker off £700,000 would be enough for an amazing nine-bedded Victorian villa in a quiet spot just off Town Street. Or jump another £150,000 and you’re looking at a modern detached five-bed house set in large gardens off West End Lane, one of the area’s most desirable addresses. That’s close to top money for the neighbourhood, although there are some even grander homes that will sell for over £1m, should they reach market anytime soon, according to Estate Agents in Horsforth.

About Horsforth
For much of its history, Horsforth was a sleepy agricultural community. In the 19th-century, people discovered that living in Horsforth provided a respite from the hustle and bustle of Leeds and Bradford. 20th-century urban exiles followed suit and built homes here by the score, turning the idyllic town set amidst the rolling hills of West Yorkshire into a de facto suburb of Leeds. Although, to its credit, it has managed to maintain much of its rural appeal.

Transport in Horsforth
Public transport is well represented in the town with numerous local and long-distance bus routes crisscrossing the area. From Horsforth Station, one can get to central Leeds in about 10 minutes via train, and if you need or want to go to London for any reason you have several ways to do so. You can fly from Leeds Bradford Airport just a few minutes northwest of Horsforth centre; that will take just over 1 hour. The train will get you there in about 3 hours. Or you can take a long-distance bus and arrive in the capital in about 6 hours. And let’s not forget that you can get to more than 50 international destinations by flying out of nearby Leeds Bradford Airport.

If you are in the mood for some big brand name shopping pop down to Leeds and spend an afternoon in the Grand Arcade, Leeds Trinity, The Merrion Centre or the Victoria Gate Shopping Malls.

Or, alternatively, a short drive away on Kirkstall Road in Headingley, the council-run sports centre also offers swimming facilities.
The council-run Horsforth Hall Park has a wonderful sense of splendour; features include a cricket ground, bowling green, Japanese garden, brand new skatepark and fantastic play space, particularly suitable for younger kids.
