What's the process?
We offer a unique service that enables us to transfer our expertise of what the market requires into an actual finished property – perfect for the prospective tenants.
Usually, the process is broken down into the following three main stages:
The first step is the Property Optimisation Analysis, where we will undertake an indepth review the property and its potential. We will consider both the current condition and options for improvement – based on:
- Budget
- Desired outcomes
- Potential capital investment
- Estimation of what rents could be achieved with improvements
Once we agree our preferred course of action, we’ll then proceed with:
- Gaining comprehensive costing of the proposed works to the property, from fully stripping and refurbishing to the finer details of replacing carpets, furnishings and lampshades
- Project managing the works on your behalf – whether you are a Leeds local or further afield, we offer a completely hands-off service
Once the works are completed, we’ll then work with our Lettings Team to:
- Take new marketing photos and virtual tours to show off the improved property
- Full marketing and letting service to achieve new higher rental figures

With this in mind, and working within an agreed budget, we then work with our experienced contractors to provide a fully project managed renovation.
We remove the stress of trying to secure a reputable contractor, ensure the property works are completed in line with what the market requires and to the requisite standards required for letting, and solve any issues of bringing together the renovation itself along with the furnishings, flooring and final details.
Do I need to be available to manage the process?
Not at all! We will project manage everything for you. HOP Investments takes care of the entire process from start to finish. Many of our Landlords and Investors live overseas and never even physically visit the property themselves. We offer a totally hands-off service, keeping you updated with pictures and videos of what is happening on site.
