Reservation
A Holding Deposit is paid by the applicant to reserve the property. Once the Holding Deposit has been paid, HOP will remove the property from the market whilst the Tenant completes the Application process. The Tenant has 15 days to complete the entire Application. The Holding Deposit may be non-refundable in the event of the Tenant deciding they no longer wish to complete the letting of the property, or are unable to complete the Application within the 15 day holding period. In certain circumstances, HOP may be able to transfer the Holding Deposit to another property of the Tenant’s choice.
Deposit
A full Deposit is required which is equal to 5 weeks rent. All Deposits are held in a Government registered Deposit Protection Scheme called the TDS. Deposits are generally repaid within 10 days of the check out at the end of the Tenancy.
Duration of Tenancy
Initially a 6 or 12 month Tenancy is provided to Tenants. At the end of the initial Fixed Term Period the Tenancy will either roll onto a month by month Periodic Tenancy – or the Tenant / Landlord may request a Tenancy renewal for a further period. Once we have confirmed that your property is in good order, and on the condition that all rental payments have been met as agreed and on time, HOP will then be happy to complete and sign a Fixed Term Tenancy Renewal.
Maintenance
Once you have moved into the property it is common to find minor repair and maintenance issues during your Tenancy. Tenants can easily report any maintenance or repair issues at any time, using our 24/7 maintenance portal.
Please only report repairs via our portal, as we cannot track and progress repairs that have been reported outside of this.
HOP provides repair timescales and aim to arrange Contractors on site within 48 hours, if reported correctly via our maintenance portal.
Payment of Rent
The rent is payable via standing order and you should set the standing order up with your bank. Please do not forget to cancel your Standing Order at the end of the Tenancy.
Property Inspections
HOP will carry out at least one property inspection during the initial term of your Tenancy. If your property is kept well, we may then decide to inspect the property on an annual basis. If there are no reason to issue warnings post-inspection, we will be happy to extend your Tenancy as you require.
Pets are not allowed unless you have written consent from the Landlord. If Pets are found at the property without written consent, the Tenant will be liable to pay for professional cleaning and any other costs attributed to the breach of Tenancy.
