Making Moving Simple – The Process

Step 1: Search our available properties

Step 2: Arrange a viewing

Arrange a viewing

The best way to book a viewing is by picking up the phone and giving the team a call.

They can chat through your requirements, suggest any other properties that might also fit the bill and book you in for a viewing with one of our friendly Lettings Negotiators.

Step 3: Reserve your property

Reserve your property

Once you’ve chosen your perfect property, we’ll fill out a Pre-Tenancy Agreement with you, which details all the important information regarding the Tenancy. We’ll also take a Holding Deposit to take it off the market, this is usually equivalent to one week’s rent and will go towards your Deposit upon signing the Tenancy Agreement. You then have 15 days to complete your application or it goes back on the market!

Step 4: Complete your application

Complete your Application Form, supply all the required documents & sign your Tenancy Agreement.

Upon completion, we’ll collect the rest of the Deposit and you’ll be emailed a copy of the Tenancy Agreement to be signed by all parties. (Please note: all Deposits are held with a government-approved Deposit Scheme).

Step 5: It's yours!

It’s yours!

Once your application and the Guarantor paperwork is complete – and the Guarantor has been fully referenced  – you will then need to pay the remainder of your Deposit. The Holding Deposit carries forward to become part of your Deposit, which is then held by the TDS.

As soon as you have paid the remainder of the Deposit, the property is yours!

Step 6: Moving day

Once the paperwork is all signed, we’ll meet you at the property on move-in day, to provide a property induction, or, arrange for you to collect the keys from our office at an agreed time.

On HOP Managed properties, you can add any maintenance requests to our system at any time by visiting the Report a Repair page on our website.

Application Outline Examples

2 bed family homes in Leeds

Applicants must be in full time employment, and over 21 years of age. A Deposit of approximately 5 weeks rent is required on all properties. Where the applicant has not been in full time employment for more than 12 months, we may ask for a Guarantor to be supplied.

3 bed family homes to rent in Leeds

The main applicant must be in full time employment, earning 2.5 times the rental amount. Landlords will normally accept a Deposit of 5 weeks rent which is payable in 2 instalments. 1 weeks Deposit is paid at the outset of the application to reserve the property, and the remaining balance of 4 weeks Deposit is paid prior to signing the tenancy Agreement. A Guarantor will be required if there is any adverse credit history, less than 12 months employment, or no previous rental experience. Initially a 6 or 12 month Tenancy Agreement is agreed, which can be extended or roll onto a periodic Tenancy as agreed following a property inspection.

4 bed family homes in Leeds

We have a range of family homes in West and North Leeds for larger families. The majority of larger family homes come with gardens. The joint family income should be at least 2.5 times the rental amount. A Deposit of 5 weeks rent will be payable. A Guarantor may be required if the Tenants have been employed less than 12 months, if a Landlord reference is not available, or if there are is any adverse credit history on your credit search. Usually a 6 or 12 month Tenancy Agreement is provided at the outset which can be extended, or may roll onto a periodic Tenancy following a property inspection.

Reservation

A Holding Deposit is paid by the applicant to reserve the property. Once the Holding Deposit has been paid, HOP will remove the property from the market whilst the Tenant completes the Application process. The Tenant has 15 days to complete the entire Application. The Holding Deposit may be non-refundable in the event of the Tenant deciding they no longer wish to complete the letting of the property, or are unable to complete the Application within the 15 day holding period. In certain circumstances, HOP may be able to transfer the Holding Deposit to another property of the Tenant’s choice.

Deposit

A full Deposit is required which is equal to 5 weeks rent. All Deposits are held in a Government registered Deposit Protection Scheme called the TDS. Deposits are generally repaid within 10 days of the check out at the end of the Tenancy.

Duration of Tenancy

Initially a 6 or 12 month Tenancy is provided to Tenants. At the end of the initial Fixed Term Period the Tenancy will either roll onto a month by month Periodic Tenancy –  or the Tenant / Landlord may request a Tenancy renewal for a further period. Once we have confirmed that your property is in good order, and on the condition that all rental payments have been met as agreed and on time, HOP will then be happy to complete and sign a Fixed Term Tenancy Renewal.

Maintenance

Once you have moved into the property it is common to find minor repair and maintenance issues during your Tenancy. Tenants can easily report any maintenance or repair issues at any time, using our 24/7 maintenance portal.

Please only report repairs via our portal, as we cannot track and progress repairs that have been reported outside of this.

HOP provides repair timescales and aim to arrange Contractors on site within 48 hours, if reported correctly via our maintenance portal.

Payment of Rent

The rent is payable via standing order and you should set the standing order up with your bank. Please do not forget to cancel your Standing Order at the end of the Tenancy.

Property Inspections

HOP will carry out at least one property inspection during the initial term of your Tenancy. If your property is kept well, we may then decide to inspect the property on an annual basis. If there are no reason to issue warnings post-inspection, we will be happy to extend your Tenancy as you require.

Pets are not allowed unless you have written consent from the Landlord. If Pets are found at the property without written consent, the Tenant will be liable to pay for professional cleaning and any other costs attributed to the breach of Tenancy.
