Safe, Convenient Student Accommodation in Burley
From its origins as a mill town during the industrial revolution, Burley has evolved into a modern, but still modest, community that plays host to a large population of students from the nearby University of Leeds and Leeds Metropolitan University.
The town is characterised by brick houses, rolling hills, and narrow streets that, in some places, still sport the original cobblestone paving.
There are numerous well-maintained green spaces, and a lively dining and entertainment area along the River Aire.
Given all it has to offer, finding student accommodation in Burley can be difficult. Unless you contact HOP.

HOP: The Student Accommodation in Burley Pros
No one has more experience placing students in safe, affordable, convenient accommodation in Greater Leeds than the pros at HOP. During the past 11 years – operating under the well-known name ‘Let Leeds’ – we earned a great reputation as letting agents in the area. Today, we have a new name (Home of Property, or HOP), but our commitment to helping young people realise their dreams remains rock solid. If you, or your son or daughter, are in need of accommodation, you will find no better ally in your search than HOP.
Our HOP 10-Step Process
At HOP we have developed a 10-step process that cuts through the confusion and removes the stress from the search for student accommodation. The process begins when interested parties browse our extensive property listings. When they decide which ones they would like to see they call HOP and make a viewing appointment. Based on their needs and preferences our experienced staff bring several other properties to their attention that they may have overlooked. Once they decide on a property, they reserve it, complete the application, secure a guarantor to sign on, and pay the first month’s rent. That’s it.
What is Student Housing Like in Burley?
There is more than one type of housing that will appeal to, and be appropriate for, students and Burley provides options for different students with different budgets, tastes and needs. Student properties in Burley include:
- Private homes to rent – Sharing a private rental home is an extremely popular type of student accommodation, and Burley offers a wide variety of private home rentals. Costs are shared, enabling everyone to enjoy spacious living conditions, a kitchen to cook in, a living room and more. Forming close bonds through shared experiences is an important concept when young people are away from home for the first time in a large city, and a house share is a great way to ease the initial nerves brought about by moving somewhere unfamiliar.
- Private halls – These are similar to university halls except that they are privately owned and managed. Private halls typically house large numbers of students in individually rented rooms similar to dormitories. Private halls usually occupy prime locations near Leeds City Centre, and while that makes the student’s life more convenient, it also means that private halls can be a relatively expensive option.
- University-managed housing – Large universities such as the University of Leeds typically own numerous homes and flats about town that they rent to incoming students. These accommodations are typically in high demand and of limited supply. Therefore, securing one is not easy and there are often waiting lists.
Moving Into Your Student Accommodation in Burley
Let’s look at some of the most relevant points to keep up front when moving into student accommodation in Burley.
Who to Notify When Moving
When moving, you will need to notify some or all of the following for both your former address and your new student accommodation in Burley:
- Gas company
- Electric provider
- TV Licenser
- Yorkshire water
- Internet provider
- Your bank
- Credit card issuers
- Leeds City Council – council tax department
- Insurance companies
- DVLA
- Doctors and dentists
The Day You Move In
You will pick up a set of keys from the HOP office along your welcome pack which holds key info about renting with us and a copy of the HOP Tenant Handbook.
After move in, you’ll be sent a photographic inventory of everything in the property and the condition it was in prior to your moving in. You will have 7 days to review the inventory in full, adding comments or photos of your own if required. It’s important to flag discrepancies, as it forms an official record of the property’s condition when you moved in, and we’ll refer to it again when you move out.
Don’t forget to check all your appliances are working as they should on the day you move in and report any issues within 7 days. Otherwise, you will be responsible for any damage.
Please note: Making a comment on the inventory is not the same as reporting a repair – it simply acts as an archive of the property’s current condition. If there is something that requires attention, or repair is needed, please report this on our Maintenance Portal link.
Furniture
Feel free to rearrange the furniture in the living room or elsewhere but be aware that you will need to return it to its original setup before moving out. You cannot remove or store any of the existing furniture anywhere without express permission of your HOP Property Manager.
Keeping Things Clean
If you want to make sure you get your entire deposit back at the end of the lease period, it’s important that you keep the property clean. That means vacuuming regularly, and keeping your appliances spic and span too, so don’t forget to clean things like the cooker, fridge and freezer.
Respecting the Neighbours
It’s also necessary to show proper respect to your neighbours. That means not causing disruptions, having loads of people over or playing your music too loud, especially at night. Try to restrict your small get-togethers in student accommodation in Burley to Friday and Saturday nights.
Consider HOP’s “All-Inclusive” Option
Losing track of things like whether the electric bill was paid is an all-too-common phenomenon for students. This may not seem like a big deal, but late or missed utility payments can come back to haunt them later in life by negatively affecting their credit score. Make sure that doesn’t happen by opting for HOP’s “all-inclusive” rental package. All your housing-related expenses will be bundled together in one convenient monthly payment, allowing you to rest easy at night.
