New Student Tenant Information 2019

The Student Changeover Period is the busiest time of the year with hundreds of students moving out, hundreds more moving in, and every single property to clean in between – all in a 24-hour period!

To keep things as streamlined as possible, there are a couple of things you need to do and be aware of.

Your 4 priority actions are as follows:

  1. PAY FIRST PAYMENT: Ensure we have your first rent payment NO LATER than Wednesday 26th June
  2. SET UP STANDING ORDER: Set up your Standing Order and email us a screenshot
  3. NOMINATE YOUR HOUSEMATE: We will only release keys to one Nomimated Tenant from the household so decide who will collect the keys for all of you. They will need ID to pick up the keys.
  4. BOOK KEY COLLECTION SLOT: This year you must book in advance to collect your keys and we have only limited appointments available on 1st July and between 2pm – 4pm.

The office will only be open for key collections between 2pm and 4pm on Monday 1st July. Your Nominated Housemate MUST book a slot in advance.

Picking Up Keys

To keep queues to a minimum, only one nominated person from each household will be permitted to come and collect all the keys from Let Leeds. They can then give them out to the rest of the housemates.  They will need to bring their passport or driving license as form of ID when they collect the keys.

This year we are implementing a strict booking system to collect all keys. If it is essential to collect your keys on Monday 1st July, please be aware that there are only limited appointments available. To book, your Nominated Housemate should email to book in a slot between 2pm and 4pm. If you don’t need to collect keys on Monday 1st July, then please book in for another day.

We cannot move anyone into the property until all paperwork is on file, including Application Forms and Guarantor Forms, and the first rent payment has been received in full.

Paying your Rent

Your first rent payment must be with us at least 3 days before the Tenancy Start Date. So, if you are moving in on 1st July 2019, your initial rent payment must be in our account no later than Wednesday 26 June 2019.

For all future payments, make sure you have set up your Standing Order and send us a Screenshot so we know it is done. This will save time on the day as we’ll know it’s already completed.

For all payments, remember to use your unique payment reference. This is made up of the property number, street name and your surname e.g. 88StreetSurname

Your rent payment is due in line with your Tenancy Agreement, so if you have any queries regarding payments, please refer back to your Tenancy Agreement in the first instance.

Your Property

The previous Tenants will be vacating your property 24 hours before you are due to move in, after which the property will be thoroughly checked and professionally cleaned. Please note that we cannot release keys to you until the professional clean is complete, and there can be a bit of a wait while the cleaners finish up and get it ready for you. To avoid waiting around, we recommend booking in to pick up your keys from 2nd July onwards.

Inventory

You will receive your Inventory within 14 days of moving into the property. After you have received it you will have a further 2 weeks to sign and return it. The Inventory is a full list of everything in the property and the condition it is in and must be checked thoroughly. The inventory is ONLY record of the property at the start of the Tenancy so you do not get charged for damage when you vacate, but please note it does not constitute the report of a repair. If there are repairs that need to be made then these must be reported using Fixflo online.

Cleaning

Your property will have been professionally cleaned from top to bottom after the previous Tenants and you will find a cleaning card in the property to confirm this has been done.  If you have any concerns regarding the clean, then please contact our professional cleaning company, Marigolds Cleaning Company, directly by email on mprofessionalcleaningcompany@yahoo.co.uk, so that there is a written record of your comments. Please note that any issues can only be reported within 14 days of the Tenancy start date.

Initial Maintenance

Any maintenance that you would like to report to us at the start of your Tenancy will need to be reported on Fixflo, our online maintenance portal. Any requests MUST be logged on Fixflo, otherwise it will NOT be dealt with. Unfortunately, we cannot take maintenance requests verbally as we will have no record of the request. You can log any issues online here 24 hours a day.
