The UNION Student Living development was designed around the needs of the modern student, and HOP is proud to have been part of the scheme for the last couple of years. We were appointed part-way through the project’s construction by the developer Burley Place Limited, to advise on the best ways to create, manage and market the ultimate accommodation for the Leeds student market.
With 87 high spec studio apartments, UNION is a development where students can really feel at home. Fun on-site events and activities create a uniquely family-feel atmosphere, while state-of-the-art facilities like an on-site gym, community kitchen, study room, cinema and even a co-op, offer everything a student could need.
At HOP, we don’t believe in a ‘one size fits all’ approach. Every situation is different, and we pride ourselves on being able to tailor a custom service. The UNION Student Living project is a perfect demonstration of how our Block Management and Lettings teams work together to provide a truly holistic service.
We were involved with UNION for about 12 months before it was even finished, helping to spec operational plans and even consulting on the finer details such as fixtures and finishes that would not only be durable, but also attractive to the target market.
By coming on board so early, we were able to scope out exactly what was required to run the building, even down to recruiting the right management, concierge and cleaning staff to man the site on a day-to-day basis.
We create a tailored solution for every block. For UNION, this involved the initial set up to get the building operational, as well as the ongoing management of the asset, including maintenance and compliance.
Our reports are completely bespoke too. We produce a monthly report, focussed on the key metrics that the client wants to monitor.

Since launching our Block Management division in 2020, we have taken over the management of a variety of developments in and around the Yorkshire region.
Marketing is key when it comes to a development of UNION’s calibre, and HOP was instrumental in the creation of the brand, marketing materials and social media presence from the very start. Once the building was open, our professional photography and Virtual Tour technology showcased the beautiful apartments and facilities within and helped to build a real buzz.
We also ran an integrated marketing campaign to drive enquiries – and within two months, the building was fully let.
By offering marketing, lettings and block all under one roof, it has enabled us to deliver a completely end to end service to our client.
We are delighted to announce that we have achieved full occupancy and also let every unit for the 2022 season ahead .
