Landlords – are you ready for the new CO Regulations?

If you are a Landlord, make sure you are ready for the new CO legislation due to come in to force next month.

As of 1st October 2022, all private rented properties must be equipped with a carbon monoxide alarm in any room that contains a fixed combustion appliance.

The Smoke and Carbon Monoxide Alarm (England) Regulations have been in place since 2015, so most Landlords are already well aware of their duties when it comes to smoke alarms, as an important safety measures for tenants.

These regulations have since been extended and, from next month, will require every privately rented property to also have CO detectors in place, in any room that contains a fixed combustion appliance (excluding gas cookers).

Legislation for Landlords is continually being updated and improved and, at HOP, a significant part of our job is keeping on top of every new change.  As a proactive agent, we do all we can to ensure that our landlords and properties remain compliant.

Tenant safety is of the utmost importance and the team here at HOP are working closely with our Managed Landlords to ensure that every property, within our managed portfolio, is prepared for the incoming changes in legislation.

We are systematically installing CO detectors across the portfolio, wherever required, in readiness for the change. This will not only ensure that properties meet the standards but also help Landlords to avoid any penalties.

The amended legislation stipulates that, from that 1st October, all relevant landlords must:

1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.

2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.

The requirements are enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice, so it’s really important that all Leeds Landlords take heed and set about the process of having their properties properly prepared for the first of next month.
